Our photographers have trained and been photographing property for many years and know how to get the results that show off your property to its best.
We are also pretty good at staging homes too and can help you with this. Check out our basic guide on what to do before a photo shoot.
We use professional equipment to enable us to quickly get the best results and while on site we can show you the outcome of the photo shoot to adjust the shots to your liking if necessary.
Elevated photography using masts, planes or drones along with virtual tours can also be supplied.

Floor Plans are an accepted standard for all property advertising these days.
People have quickly seen the benefit in recent years of Floor Plans, which enable potential tenants and purchasers to view a property layout and quickly decide if it is suitable without wasting your or their time in viewing the property.
We can provide Floor Plans in a variety of formats including 2D or 3D. We also supply photo embedded plans, where you can hover over an icon on the plan to reveal a photograph taken from that angle.
We use the latest technology to create a completed laser measured plan in digital format on site using RICS standard guidelines and are able to show our clients the finished plan to check for amendments before we leave a job.
Send us a sketch drawing of your property with the necessary measurements and feature indications (we will guide you on how to do this) and we will convert this into a fully finished digital plan to any of the specifications as mentioned above.
EPC’s (Energy Performance Certificates) have been a requirement to be provided for domestic and commercial properties sold or let since 2008.
They are an assessment of the energy efficiency of the building and come with a rating from A to G along with a report of recommendations for improvement. Not all properties need an EPC and there are exemptions for some types, speak to us for advice in this respect. The EPC is valid for 10 years and if you are not sure if you already have one for your property we can check this for you free of charge.
If you are a landlord you should be aware that the ‘minimum level of energy efficiency’ regulation came into effect from April 2018. This means you can’t grant a new tenancy for your property if it DOES NOT meet a minimum EPC rating of band E. We can assist you in making sure your property meets the requirement by producing a MEER (Minimum Energy Efficiency Regulations) Report to assess current recommendations and their individual effect on the rating. This will enable the implementation of only those improvements required to ensure MEER compliance. Once any work has been completed following this report will need to revisit to create the final EPC (charged additionally).
You should also be aware that older EPC’s may not reflect the current assessment rating due to the changes in calculation methods since EPC introduction. Its therefore worth having an up to date draft report completed. The MEER rules are fairly complex and lengthy but we can advise on your obligations and possible exemption from the requirement.

RTR (Right to Rent) Checks:
Landlords MUST ensure that a tenant or lodger can legally rent their residential property in England.
Before the start of a new tenancy landlords must check all tenants aged 18 and over, even if:
• They are not named on the tenancy agreement.
• There is no tenancy agreement.
• The tenancy agreement is not in writing.

We deliver Right to Rent Checks completed in accordance with Home Office, Immigration Act 2016 (complies with Equality Act 2010 & Data Protection Act 1998).
AML (Anti Money Laundering) Checks:
The buying and selling of property in the UK is identified by law enforcement agencies as a favoured method of money laundering.
The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 were laid before Parliament on 23 June, and subsequently came into effect on 26 June 2017.
Property professionals have an obligation to register with HRMC and implement an AML strategy which includes KYC (know your customer) procedures.
We are able to assist in this process by providing an on site AML KYC identity and proof of address check for your clients.
We will verify your clients ID and address info and provide digital copies of documents for storage by yourselves in accordance with the relevant regulations.
Foreign nationals applying for certain types of UK visa i.e. Spouse Visa, Temporary Work visa, Settlement Visa etc. will need to supply details relating to the accommodation they intend to reside in when they come to the UK.
The Entry Clearance Officer responsible for the assessment of the visa application will review these details to ensure the stated property meets the relevant standard, if they are not satisfied they will reject the visa application.
Applicants are not obliged to get a professional accommodation report but it is strongly advised to obtain an independent report to verify the accommodation specified in the visa application is suitable and meets the standards to satisfy the regulations and the entry clearance officer of its suitability.
The risk of refusal is just not worth it!

Inventories are an essential item for any landlord who is letting a home as they eliminate the potential for lengthy disputes at the end of a tenancy and help to ensure the property is handed back in a condition comparable to the start of a tenancy, reasonable wear and tear excepted.
We use the latest cloud based technology to supply detailed inventories for landlords.
Our reports contain descriptions and photography to show a properties condition at the start of a tenancy.
Our system also uses an email approval service which allows tenants to add to and approve and sign reports remotely on a laptop, desktop or mobile device. Cutting down on the paperwork makes the whole process more efficient, speedy and accurate.
A Landlord needs to consider obtaining certain certificates and reports when letting property, for example Gas Safety Certificates, Right to Rent Checks, Fire Safety Certificates, EPC's, Legionella Risk Assessments & Electrical Testing.
Some reports are legal requirements and others are advisory. Reports such as Gas Safety Certificates for example are a requirement and need to be renewed annually.
